Methodology
Assessed values
Values come from the City of Edmonton’s property assessment roll: the current roll for the latest year, and the historical roll for 2012 to 2025. An assessment is the City’s estimate for property tax. It is not a sale price. We show medians, the middle half of properties (25th to 75th percentile), and counts.
Historical rolls do not record a tax class, only the assessment class. Residential and Other Residential map to those classes; Commercial is shown as Non Residential; Farmland is shown as Farmland. Anything else is counted in All only.
A median is shown only where a group has at least 5 properties. Smaller groups show counts only.
Building permits
Permits are the City’s General Building Permits, from 2009. Construction values are as recorded on the permit. Permits are grouped by year and job category. Addresses and descriptions are left out: the description is free text and can name owners and contractors.
Business licences
Counts are the City’s active business licences, by the first category listed for each licence. Business names are shown only for commercial licences, and only where the name reads as a business. Home-based, massage practitioner, non-resident and short-term rental licences are counted but never named, because their holders are often individuals. Adult services licences are not shown. Names that read as a person’s are not published, even on commercial licences, and that rule is conservative: some real businesses are left out.
Neighbourhoods
Neighbourhoods are the City’s own neighbourhood numbers and names, and each property carries the neighbourhood and ward the City records for it.
Is my assessment in line?
We take the nearest properties in the same neighbourhood with the same property class and garage status (about 25), and show their assessed values only. Neighbours’ addresses and owners are not shown, and the data does not contain owner names.
